Having met with the owners of the building in the past, the rent stutructure is pretty simple, easy to deal with, and are effectively month to month leases (with options on 3 and 6 month leases with exit options). It is the sort of place business end up in for a very, very short period of time where they find out if they are going to sink or swim, without having to sign any long term leases or make personal pledges to get things done.
